Award-winning licensee Steve Haslam is gearing up to open his third site next week — the Windmill in Peterborough — following an £800,000 refurbishment.

The multiple Enterprise lessee already runs two of the pubco’s busiest sites, the Cutter Inn, at Ely, Cambridgeshire, and the White Horse at Ramsden Heath, Essex. He said discussions for a fourth venue would get underway in the new year. 

The Windmill, also an Enterprise lease, is set to open its bar and offer bar food from Thursday 17 December, while the restaurant will open on 28 December.

Haslam, founder of the TLC Group, said the bar respresented “our finest hour so far with regard to design”. The ambitious refurbishment project had a budget of £700,000, but Haslam said this will probably reach £800-850,000, “by the time we do outside”. 

He plans a cinema, children’s play area and patio for the outdoor space.

"Second Pub for Licensees"

Top Enterprise licensees Steve and Jo Haslam are taking on their second pub.

The couple have boosted turnover at their first Enterprise pub, The Cutter Inn, Ely from £350,000 to £1.4m in just two years.

Now they have set their sights on running as many as 10 pubs. Their next pub is an Enterprise site, The White Horse at Ramsden Heath, near Billericay in Essex.

"Enterprise was putting in £150,000 and we were putting in £350,000 but now the budget has risen to £1.25m. " Steve said.
"But this is going to be a fantastic place, branded along the same lines as the Cutter. It's a village location with a 140 seater restaurant, 80 seater bar and with 200 seats outside."

"Our target is to have 10 pubs. Obviously we've got these two leaseholds, and we're looking into the market which is declining a bit for some freeholds."

"Really the expansion depends on capital. If we take investment it will roll out quicker - if not we will continue self financing and do one a year."

"We believe we've got a product that very few in the market have got."
